Is DASK enough? How it differs from home insurance

DASK is compulsory for registered homes. Most of us take it out and think "my home is insured". But DASK's scope is narrow. This article explains what DASK does, what it does not do and which gaps home insurance fills.
What does DASK cover?
DASK covers damage to the building from an earthquake and from fire, explosion, tsunami and landslide caused by it. Cover is limited to the upper limit on the policy and applies to the building only. Common parts of the building are included.
What does DASK not cover?
- Your belongings: furniture, appliances, electronics.
- Theft, flooding and burst-pipe damage.
- Fire and most natural disasters not caused by an earthquake.
- Loss of income and loss of rent.
- Building damage above the upper limit.
How does home insurance close the gaps?
Home insurance includes fire, water damage, theft, glass breakage and contents cover. Some policies also cover the part of earthquake damage above the DASK limit and can pay for loss of rent and temporary housing. Cover varies by insurer and package.
Should tenants insure too?
The owner's DASK does not protect a tenant's belongings. Tenants can protect their contents with a home policy that includes contents and liability cover, at a reasonable premium.
Avoid mistakes when taking a policy
- Set a realistic rebuild cost and contents value.
- Give accurate details such as size, floor and year of construction.
- Renew DASK before it expires.
- Update the sum insured after renovation or when you buy new belongings.

I am a tenant, should I insure?
The owner's DASK does not protect your belongings. A home policy with contents and liability cover protects them at a reasonable premium.
Does home insurance cover damage above the DASK limit?
Some home policies offer extra cover for the part above the DASK limit after an earthquake. It varies by insurer and package, so check the policy terms.
Should I update the sum insured after renovation?
Yes. If you do not update it after renovation or new purchases, there is a risk of under-payment at claim time.
